Our Home Watch Services

Our Home Watch Services multi-point 360-degree interior and exterior inspection of your home is our core service. We will have a contract and protocols in place prior to your departure. We realize this isn’t always the case because emergencies happen, we will be as flexible as possible in this instance.

• We will search the home for obvious issues and diagnose potential problems while you’re away.
• During our client in-take meeting, we will develop your personal home watch protocol …together. We will determine your homes special needs in addition to our basic service (special needs are like watering plants, turning on a vehicle, or simply changing a flag!).
• We will create a presence in your home while looking for leaks, insect infestations, mold or other potential threats.
• If an issue arises, we will notify you ASAP and discuss the plan of action. We will be your ‘boots on the ground’ during and after the issue has been resolved.
• Our regular visits may prevent or lessen property damage.
• We can be an emergency response to security systems / alarms if local police do not respond (after hours fee will apply) but we will discuss that process during our intake meeting.
• Provide post-storm checks as needed. We will do an additional walk-through after a bad storm at no extra charge. This is why we’re in business, in Ohio, during the wintry months, while the homeowners are enjoying sunshine!
• We will check for power outages that may have cancelled or tripped auto-light timers, for example.
• You will receive a complete report of the inspection via text or email.

• Hudson Home Watch will accept deliveries as needed
• Hudson Home Watch will unlock your home for contractors and lock up after service is complete
• If desired, we will stay in your home while services are being performed
• For those clients that are simply looking for a local, trusted key holder in case of an emergency or an unexpected delivery, that’s an option too.

• Would you like to return home with groceries (and chilled wine) in the frig, and the house warmed up?  We can do that!
• We can start a car, check on a trickle charger, etc.
• If you have a cleaning service, or a furniture delivery, we would be happy to let them in as needed.
• Is there an important package or something in the mail that needs to be forwarded ASAP? Count on Hudson Home Watch.

• Hudson Home Watch will monitor your client’s unoccupied property just like any other client. We will perform the multi-point inspection, post-storm walk-through
• Unoccupied properties can be nerve-racking for buyers and sellers alike. Hudson Home Watch can drop by as needed to check on appliances, pipes, or just status in general
• Hudson Home Watch owner, Sara Damante, is a licensed realtor, so she can perform a showing or even attend inspections.

• If you have an emergency (health-related or family emergency) and need to be away for an extended period of time, Hudson Home Watch can help. If time allows we can talk about what you and your home need while you are gone.
• It can be as simple as bring in the mail and water a few plants, to more extensive Home Watch roof to basement and property inspection.
• This is different than a regular weekly or biweekly visit.
